Booking Conditions

 

General

The first thing to do before making a booking is to contact us to make sure that the apartment you chose is available for the dates required. We will then send you the booking form that you are required to complete, sign and fax back to us.

The prices are in Euros, but we accept all major currencies.

All our apartments are rented fully furnished and well equipped. Bed sheets and towels are provided and included in the price. We can provide cots, baby chairs, maid service, taxi transfer, or guided tours for an extra cost. To arrange it please let us know as early as possible.

The utility meters will be read upon arrival and departure, unless it is stated otherwise. All the expenses related to the client's stay ( such as telephone costs or utilities charges ) will be paid at check-out..

Down Payment

In order to secure the booking we require a down payment of 20% of the apartment rental no later than 4 days after receiving the confirmation of availability. There are two choices for sending the down payment: either through Western Union or a bank transfer. Please note that we do not accept credit cards or personal checks. Thank you for your understanding. As soon as we receive the deposit we will send you the directions to the apartment and all the necessary info.

Payment

The balance must be paid upon arrival, when you get the keys, either in cash or travellers checks. Please note that we do not accept credit cards or personal checks. Thank you for your understanding.

Cancellation policy

In the event of the cancellation of a booking, even if it is substituted by another one, the following penalties must be paid: 50% of the rental price if the cancellation is made at least 32 days before the start of the rental period, 75% of the rental price if the cancellation is made between 31 and 16 days before the start of the rental period, 100% of the rental price if the cancellation is made between 15 and the day of arrival or in the case of no show.

Force Majeure

If for any reason beyond our control, including force majeure, we should not be able to provide the apartment you have booked, we reserve the right to transfer you, upon agreement, to a similar apartment. If, however, no agreement can be reached both contractual parties are authorized to cancel the contract. Oikos Venice will then refund to the Client all money paid.

Number of people

The number of people using the apartment must not, for any reason, exceed the maximum number we have agreed upon.

Arrival and departure

You can arrive between 12:00 noon and 12.00 midnight. Please note that for the late arrivals at the apartment there is an extra charge:
30 euros for check-ins between 8.00 pm and 10.00 pm
45 euros for check-ins between 10.00 pm and midnight (no check ins after midnight).
For all the arrivals outside this timetable, the check-ins are free of charge If you are scheduled to arrive before noon, please check it with us and we will do our best to accommodate you, if possible. The apartment must be vacated by 10.00 a.m. on the last day. If you need to leave after 10:00 am, please check with us and we'll try our best to satisfy you, if possible.

Your responsibilities

The apartment and all its contents must be left in the same condition as at the beginning of the holiday. You will be held responsible for damages that occur to the apartment during your stay. In the occurrence of breakages or damage you will be responsible for paying compensation to the owner. A security deposit is always required upon arrival, when you get the keys. If no loss or damage has occurred during your stay, the security deposit will be reimbursed the day you leave.

Our liability

We cannot be held responsible for breakdown of mechanical equipment such as pumps, boilers etc., nor for failure of public utilities such as water and electricity. Neither we nor the apartment owner is responsible for noise or disturbance originating beyond the boundaries of the accommodation or which is beyond our control.

Please note that for the late arrivals, at the boat stop of the apartment, there is an extra charge:
30 euros for check-ins between 8.00 pm and 10.00 pm
45 euros for check-ins between 10.00 pm and midnight
80 euros for check-ins between midnight and 1 am ( at the discretion of the check-in person)
Holidays charge 30 euros for check ins on 24-25-26 December, Easter Sunday and Easter Monday, May 1st and August 15th between 8.00 am and 10.00 pm
45 euros for check-ins on 24-25-26 December, Easter Sunday and Easter Monday, May 1st and August 15th between 10.00 pm and midnight
80 euros for check-ins on 24-25-26 December, Easter Sunday and Easter Monday, May 1st and August 15th between midnight and 1 am ( at the discretion of the check-in person)

We assure you that we will not give away, sell or trade any personal information that you give us. Offers and information will be sent only if required.
